Tierra Montosa has stood on Gusdorf Road since 1999, but step inside and the community is only a few years old. In 2018 the original 44 homes were rebuilt from the studs out, with new kitchens, baths, windows, and heating, and 26 newly constructed homes rose beside them, earning LEED Platinum certification along the way. Rents are set below market through the tax-credit program, and Housing Choice Vouchers are welcome.

Every original home was stripped and rebuilt in 2018: a fortified building envelope, high-performance windows and doors, new mechanical systems, and new kitchens and baths. The community earned LEED Platinum certification for the work.
The newest homes were designed to Passive House insulation levels, R-56 walls and an R-106 roof, so indoor temperatures hold steady through mountain winters and utility bills stay low.
The 2018 homes are oriented to welcome the low winter sun, cutting heating loads the natural way at 7,000 feet.
The parking areas let rain and snowmelt soak into the ground where they fall, instead of running off into the street.
Tierra Montosa belongs to a New Mexico family of green-built affordable communities, with sister properties from Taos to Hobbs holding Enterprise Green Communities certification and LEED ratings up to Platinum.

Everyone is welcome to apply. Tierra Montosa is an affordable community, so eligibility comes down to your household's income and size, nothing else. One call to the office is usually enough to know where you stand.
Household income must fall below limits that HUD sets each year for Taos County. They depend on how many people live with you and they change annually, so the surest way to know is to call with a rough idea of your monthly income. We can usually answer the same day.
The current program rent for a one bedroom is $644 per month. Rents for the two bedroom and three bedroom homes depend on your household's income tier, so please call for today's exact rates. Rent is a fixed amount, not a percentage of your income, and program rents adjust from time to time.
