Who can live at Tierra Montosa?

Everyone is welcome to apply. Tierra Montosa is an affordable community, so eligibility comes down to your household's income and size, nothing else. One call to the office is usually enough to know where you stand.

What are the income limits?

Household income must fall below limits that HUD sets each year for Taos County. They depend on how many people live with you and they change annually, so the surest way to know is to call with a rough idea of your monthly income. We can usually answer the same day.

How much is the rent?

The current program rent for a one bedroom is $644 per month. Rents for the two bedroom and three bedroom homes depend on your household's income tier, so please call for today's exact rates. Rent is a fixed amount, not a percentage of your income, and program rents adjust from time to time.

Is this the same as Section 8?

No, but the two work together. Tierra Montosa is tax-credit housing: every home already rents below market, no voucher required. If your household has a Housing Choice Voucher, it is welcome here, and the office will gladly explain how the two programs combine.

The community dates to 1999 but looks new. Why?

Because in 2018 it practically was made new. Every one of the 44 original homes was stripped to the frame and rebuilt, with new kitchens, baths, windows, and heating systems, and 26 completely new homes were built alongside them, earning LEED Platinum certification. The address has history; the homes do not feel like it.

Is there a waitlist?

When homes are open, there is no waiting list: you can apply right away and move in once your application is approved. When the community is full, we keep a waitlist and call in order as homes come ready. Joining costs nothing, and we will always tell you honestly where you stand.

What documents will I need to apply?

Plan on a photo ID for each adult, Social Security cards for the household, and proof of income such as pay stubs or benefit letters. The office will hand you the exact checklist when you apply and help you track down anything missing.

Are pets allowed?

Please call the office for the current pet policy before you apply. Assistance animals are always welcome in accordance with fair-housing law.

Is Tierra Montosa accessible for people with disabilities?

We welcome reasonable accommodation and modification requests under Section 504 and the Fair Housing Act. Call the office to talk through what you need. TTY users may dial 711.

How do I see the community in person?

Call to set up a tour. Visits are by appointment so we can walk you through the homes, the grounds, and the paperwork without rushing. Bring your questions; we will answer all of them.
